Why Property Managers Should Take This Seriously
Invasive species don’t just look messy. They create real operational problems. Water hyacinth can completely cover a stormwater pond in months, blocking oxygen exchange and creating anaerobic conditions. Kudzu’s weight can pull down trees near drainage areas, creating blockages after storms.
More importantly, invasive species often have shallow root systems compared to natives. When they take over a slope that was stabilized with deep-rooted native grasses, you’re looking at potential erosion failures during the next heavy rain event.

What to Watch For

Compliance Requirements
South Carolina’s Department of Health and Environmental Control includes invasive species management in stormwater BMP maintenance requirements. The state’s Stormwater Management and Sediment Reduction Act specifically mentions maintaining “appropriate vegetation” in stormwater facilities.
Florida’s stormwater rules under Chapter 62-330 require that stormwater treatment areas maintain their designed function, which invasive species can compromise. Georgia’s Part V stormwater permit includes similar language about maintaining BMP effectiveness.
Many HOA and commercial property insurance policies also require maintaining landscaping in good condition, which can include invasive species control in areas that affect drainage and stormwater management.

Small infestations of common weeds? Your market crew can probably handle that. But established invasive species often require specialized equipment, herbicides, and knowledge of growth patterns.
Some invasives like Japanese knotweed are nearly impossible to eliminate without professional treatment. Others, like certain aquatic invasives, require permits for removal in some jurisdictions.
