Stormwater Site Work & BMP Installation for Developers

We handle the stormwater scope so you can close out the project. BMP installation, site grading, stormwater construction, SWPPP compliance, and inspection close-outs, from a crew that shows up on schedule with its own equipment.

Your timeline doesn't have room for a stormwater problem.

Development projects run on timelines. Every week of delay costs money: carrying costs, missed deadlines, delayed closings, and general conditions burning. Stormwater is a scope item that has to get done right, on time, and in compliance with permit conditions. But for most developers and builders, it's not core competency. It's a scope you need a reliable sub to handle.

The problems we see are consistent. The stormwater sub doesn't show up when promised. The BMP installation doesn't pass inspection because the contractor cut corners. The SWPPP documentation falls behind and SCDHEC shows up with a notice of violation that halts work on the entire site. The project is ready for final close-out but the stormwater punch list is still open three months later because nobody is accountable for it.

Permit conditions for stormwater are non-negotiable. Municipalities and state agencies don't care about your construction schedule. They care about whether the BMPs are built to spec, the erosion controls are maintained, and the documentation is current. And they have the enforcement authority to stop your project if it isn't.

What developers need is a stormwater subcontractor who treats the scope the way the developer treats the project, as something that has to be done right, on schedule, and closed out cleanly. That's how AUE Land operates.

What we do for developers and builders.

BMP Installation

Retention ponds, detention basins, bioretention areas, underground detention systems, and manufactured treatment devices. We build stormwater BMPs to the engineered plans and specifications required for permit compliance and inspection sign-off.

Stormwater Construction

Storm drainage pipe installation, catch basin and inlet construction, outfall structures, headwalls, and energy dissipators. The complete stormwater conveyance system from building pad to outfall, installed to plan, graded to spec.

Site Grading & Earthwork

Mass grading, fine grading, swale construction, ditch grading, and drainage shaping. We grade to the stormwater management plan tolerances that ensure water flows where the engineer designed it to flow.

SWPPP Compliance

Erosion and sediment control installation and maintenance during construction: silt fence, inlet protection, construction entrances, sediment basins, and stabilization. We maintain SWPPP documentation and perform required inspections throughout the construction phase.

Inspection Close-Outs

Punch list completion, BMP verification inspections, final stabilization, as-built condition documentation, and close-out coordination with municipalities and state agencies. We get your stormwater scope signed off so you can release bonds and close the project.

Erosion & Stabilization

Slope stabilization, channel lining, outfall protection, and permanent vegetative stabilization. The final erosion control measures that satisfy close-out requirements and set the property up for long-term performance.

What we've learned working with developers.

You need a sub who shows up when they say they will

The stormwater scope is sequenced with the rest of the project. When the grading sub is supposed to be on site Monday and doesn't show until Thursday, it cascades through the entire schedule. AUE Land commits to mobilization dates and meets them. We own our equipment. We're not waiting on a rental company to deliver a machine, and we staff our crews for the projects we commit to.

The work has to pass inspection the first time

A failed stormwater inspection delays the entire project. The pond isn't at the right elevation. The outlet structure isn't to spec. The stabilization isn't established. Every failed inspection is a return trip, a rework, and weeks of schedule slippage. We build to the engineered plans and specifications, verify our own work against the inspection checklist before the inspector arrives, and close out items cleanly.

SWPPP compliance can't be an afterthought

SCDHEC and local municipalities conduct unannounced site inspections during construction. If your erosion controls aren't installed, aren't maintained, or your documentation isn't current, the consequences range from notices of violation to stop-work orders. We maintain erosion controls throughout the construction phase, perform the required inspections, and keep the SWPPP documentation current so you're ready for any inspection at any time.

Close-out shouldn't drag for months

We see it constantly. A development project that's 95% complete but can't close out because the stormwater punch list is still open. Nobody is accountable, the original sub has moved on to another job, and the developer is carrying costs while waiting for sign-off. AUE Land treats close-out as part of the scope, not an afterthought. We push through final stabilization, complete documentation, and coordinate the final inspection so you can get your sign-off and move on.

The AUE Land advantage for developers.

We own our equipment

Excavators, skid steers, trucks, grading equipment. We own what we need to perform the work. We don't wait on rental deliveries or subcontractor schedules. When we commit to a mobilization date, we control every variable needed to be there.

Single-source accountability

We handle the full stormwater scope: grading, pipe work, BMP installation, erosion control, SWPPP compliance, and inspection close-out. One subcontractor, one scope, one point of contact. No finger-pointing between three different subs about whose responsibility the stormwater problem is.

Local regulatory knowledge

We work in these jurisdictions every day. We know what Beaufort County's stormwater inspector looks for. We know the Town of Bluffton's close-out requirements. We know how SCDHEC processes construction permits in the Lowcountry. That knowledge translates to fewer inspection failures and faster close-outs.

Repeat-project reliability

We build long-term relationships with developers who have ongoing project pipelines. When you know your stormwater sub delivers consistently, on time, on spec, and through close-out. You stop wasting time vetting new subcontractors for every project. We want to be your stormwater sub on every project in our service area.

Frequently Asked Questions

What stormwater work does AUE Land handle on new development projects? expand_more
We handle the full stormwater scope for new construction: BMP installation (retention ponds, detention basins, bioretention areas, underground systems), stormwater conveyance construction (pipes, catch basins, outfall structures), site grading for drainage, erosion and sediment control during construction, SWPPP compliance, and inspection close-outs. We function as your stormwater subcontractor from site prep through final sign-off.
Can you help us close out stormwater inspections and get our bond released? expand_more
Yes. We regularly help developers close out stormwater inspections with municipalities and SCDHEC/GA EPD. This includes performing any remaining punch-list repairs, making sure all BMPs meet as-built specifications, completing required stabilization, and providing the documentation needed for final sign-off. If your project has been sitting with open inspection items, we can assess what's needed and get it resolved.
Do you provide SWPPP compliance during construction? expand_more
Yes. We install and maintain erosion and sediment control measures required under your Stormwater Pollution Prevention Plan (SWPPP), perform required inspections, and maintain the documentation that SCDHEC and local municipalities require during the construction phase. When the project is complete, we handle stabilization and close-out documentation.
How quickly can you mobilize equipment to a job site? expand_more
For scheduled work, we coordinate mobilization with your project timeline and are on site when the schedule calls for it. For urgent situations like a failed BMP, an erosion problem threatening a deadline, or a SWPPP violation that needs immediate correction, we can typically mobilize within 24 to 48 hours from our Bluffton base. We own our equipment, so we don't wait on rental companies or subcontractor availability.
What areas do you cover for developer services? expand_more
We serve developers and builders across coastal South Carolina (Beaufort County, Charleston metro, Hilton Head, Bluffton, Myrtle Beach area) and coastal Georgia (Savannah metro, Brunswick, St. Simons). If your project is within our service area, we can provide a site visit and proposal. For larger projects slightly outside our core area, contact us to discuss.
