Why Parking Lots Are Stormwater Hotspots
A one-acre parking lot generates roughly 16 times more runoff than a one-acre meadow during a one-inch rainfall. That’s not an exaggeration. Impervious surfaces like asphalt and concrete don’t absorb water. Every drop that hits the pavement becomes runoff.

Oil-Water Separators
Required on many commercial sites, especially those with fueling stations, auto service areas, or heavy vehicle traffic. Oil-water separators use gravity and baffles to separate petroleum products from stormwater before discharge. They range from simple baffle boxes to multi-chamber systems with coalescing plates.
Bioretention Islands and Rain Gardens
Increasingly common in newer developments, these are vegetated depressions within or adjacent to the parking lot that receive and filter runoff. Stormwater flows into the planted area, filters through engineered soil media, and exits through an underdrain or infiltrates into native soil. They’re effective at removing sediment, metals, and nutrients.
Permeable Pavement Systems
Some commercial sites use permeable pavers, porous asphalt, or pervious concrete in overflow parking areas or low-traffic sections. Clogged Catch Basins
This is the number one finding on commercial site inspections. Catch basin sumps fill with sediment, trash, and organic debris. When the sump is full, it can’t trap anything.
